Owner-friendly hotel & resort management

Hybrid leasing

In an economic climate characterised by uncertainty, our hybrid lease model is an attractive, landlord-friendly alternative to more traditional operating models. You’ll benefit from a fixed base rental income, operational profit share based on the performance of the asset, and generally better long-term returns with fewer cash flow concerns. Our leasing team assesses the feasibility of a property based on the quality of the existing product, its location, and its profitability. With a positive assessment, we can extend a long-term lease based on a percentage share of the operating revenue, paid on a monthly basis on mutually agreed terms. We can also partner with major brands to increase the value of the asset.

Hotel Franchise and Manchise

To brand or not to brand? That is so often the question. It’s right for some properties, but not for others. If you’ve an established hotel already turning a profit, you can probably afford to stay independent. If you’ve a new hotel with little or no market share, brand affiliation probably makes sense. But where to start? With no obligation to either party, we offer a facilitation service for owners looking to affiliate with major brands like IHG and Marriott, guiding you through the process, flagging up the potential pitfalls, and - if you decide to go ahead - negotiating on your behalf to secure the best possible franchise agreement for your property.

…or ‘manchise’

As an independent, third-party operator, we can also offer a fully supported franchise alternative with a flexible management agreement - the ‘manchise’. With a satisfactory franchise agreement negotiated, we manage the asset on your behalf during the period of franchise agreement to maximise the value of your asset and exceed the expectations of the brand. You’ll benefit from our operational expertise while enjoying the benefits of brand affiliation. In true sense, manchise model provides the hotel owner the best of both worlds.

Support for hotel acquisitions & funding

Our hotel development team can provide investor support in finding suitable properties, whether independent, branded, brownfield or greenfield. We work directly with existing owners or target properties as part of government-supported investment plans.
